Rates & Payment
Rates listed are per room, per night for up to 2 people. Rates are quoted in USD and do not include all applicable taxes and fees (VA State Tax- 6%, Credit Card Fee- 2.9%, and Richmond City Lodging Tax- 8%). Full payment is due at time of booking. We accept Visa, Mastercard and American Express credit & debit cards.
Cancellation Policies
Cancellation Policy - For General Guest Stays
Effective December 1, 2025
• All cancellations made 7 days or more before arrival will receive a refund minus the $25.00 cancellation fee.
• Cancellations made fewer than 7 days before arrival will be charged a cancellation fee of the first night's room rate.
• Unused reservations, including no-shows and early departures, are non-refundable.
This updated cancellation policy goes into effect on December 1, 2025.
Special Events & Whole-House Rental Cancellation Policy
Effective December 1, 2025
• Cancellations made 15 days or more before arrival will receive a refund minus the $25.00 cancellation fee.
• Cancellations made 14 days or fewer before arrival will forfeit the reservation fee.
• The reservation fee includes the first night's stay for all booked rooms plus a $25.00 fee.
• All cancellations or reservation changes must be made verbally or by email.
• Unused reservations, including no-shows and early departures, are non-refundable.
This special events and whole-house policy goes into effect on December 1, 2025, and applies to all event, holiday, and full-property bookings.

Check-in begins at 3 p.m. Check-out is 11:30 a.m.
Animal Policy
We are exempt from the ADA rules for accepting animals of any kind due to the size of our location. We apologize for this inconvenience. We do not accept animals, but there are boarding facilities and pet friendly hotels nearby.

Parking
We have complimentary parking in the back of our property. You enter the alley from Colonial, which is a one-way street. The four sides of the block are Grove, Arthur Ashe Boulevard, Floyd and Colonial – and from Colonial you enter the 2nd entrance to the alley. Our house is the third one. Take a left into the parking area.

Yes, each room has a microwave and a refrigerator.
"Is a full breakfast provided during my stay?"
Breakfast is 8:30 am - 10:30 am; we serve coffee, tea, juice and an assortment of pastries, yogurt, berries and granola. We also offer made-to-order egg dishes, bacon and host choice items. If you have allergies or specific requests, please call or email this information, and we will make every effort to accommodate if possible.
